In Nassau County there are only a few. Mills Pond Acres, Harborview, and The Seasons At East Meadow, when available are 24 Hour Guard-Gated 55+ Active Adult communities.

In Suffolk County there is Leisure Glen and Leisure Village that are 24 hour guard-gated in Ridge. In Melville you will find The Greens, with a 24 hour guard-house entry. There’s also Westhampton Pines, Sunrise Village, Saddle Lakes, and Plymouth Estates in Suffolk County 55 And Over residences with 24 hour guard-gated neighborhoods. Encore at Lake Grove and Encore in Eastport have a guard at the entry too.

Over 55+ Subdivisions with remote or code gated are The Coves, Sunken Pond, Windcrest East, The Vineyards and Village Estates to name a few. Fairfield At St. James has a guard in the evenings and early mornings.

The Greens is a Luxury All-Age Condo community in Manhasset Long Island in Zip Code 11030.

 

Opened in 1978 on Long Island’s famed North Shore, you can reach The Greens from The Long Island Expressway Exit 35.  Take a left at the second community along Shelter Rock Road. (or Exit 27N by The Northern State Parkway).

This is not a gated community, but it is a private luxury neighborhood. It’s surrounded by Fairway Circle and Fairway Drive. There is a community pool and tennis courts, and pets are welcomed. The Greens is served by The Manhasset School District #6.

 

These are attached glistening brick white structures that offer 1 or 2 car garages, basements, central air conditioning and electric heat.

What Are First Time Home Buyers Looking For?

 

 

We are finding that our first-time home buyers come in 2 categories. Those who say they want a starter home, and those that say they want a home they can grow into.

 

It doesn’t matter what their age is. We have worked with couples who are newly married, singles with no children, those with growing families, and those who are older, but have never owned a home. All have decided that they finally want to become homeowners.

Willow Wood in Setauket Long Island (sometimes it’s listed as E. Setuaket) was opened in 2003.

Entry into this condo community is gained by a gate with a call-box system. This private neighborhood is served by the Three Village School District #1.

As you enter this pet friendly community, which is surrounded by Willow Wood Drive, there is a pretty pond on your left. You will find that these are all attached townhouses with 2 or 3 bedrooms at Willow Wood. Each townhouse has an attached garage, central air conditioning, gas heat and a backyard patio. Some units have a gas fireplace.

These are all townhouse 2 story designs.  There are no 1 level ranch style units. The Aspen floor plan has the master bedroom on the main level, and The Birch has all the bedrooms on the upper level. 

There are no amenities here, but it is a nice, well-maintained community. A monthly common charge fee maintains the common grounds and gated entry. Willow Wood At E. Setauket is close to nearby shopping.

Floor Plans include some with a garage, private elevator, loft or basement. There is central air conditioning and gas heat. 

 

This gated community offers the clubhouse, heated pool, indoor pool, tennis, gym, lounge, card room, sports bar, lounge, social get-together, and trails.
