You can reach Sagamore Hills by taking the Long Island Expressway to Exit 63N and following Route 112 to the Entrance.  This is a pet friendly community built in the 1970’s. It offers the residents a clubhouse, gym, pool, tennis, basketball and play area. This neighborhood is served by The Comsewogue School District #3.

Sagamore Hills offers townhouse style floor plans with the bedrooms on the upper level, and ranch style floor plans, when available. They were constructed with 1, 2 and 3 bedroom units, 1 or 1.5 baths, with central air conditioning and gas heat. As you drive through Sagamore Hills there is a directional sign which points to the direction of your destination within the community.

There are no garages here, but there is ample parking for homeowners and their guests.  The community is NOT FHA approved.  Buyers must pay a fee to Homeowners Association for Processing before moving into this community.

Entry into this condo community is gained by a gate with a call-box system. This private neighborhood is served by the Three Village School District #1.

As you enter this pet friendly community, which is surrounded by Willow Wood Drive, there is a pretty pond on your left. You will find that these are all attached townhouses with 2 or 3 bedrooms at Willow Wood. Each townhouse has an attached garage, central air conditioning, gas heat and a backyard patio. Some units have a gas fireplace.

These are all townhouse 2 story designs.  There are no 1 level ranch style units. The Aspen floor plan has the master bedroom on the main level, and The Birch has all the bedrooms on the upper level.

Long Island Home Buyer Asks: What If I Don’t Like What I Bought?

What If I Don’t Really Like What I Bought?

We were working with first-time Long Island home buyers who started to have Buyer’s Remorse set in. 

What if we spend all our hard-earned money, and after moving in we don’t really like it or it’s not what we really wanted?

We were never asked this question before, although we have had some buyers cancel a deal because of buyer’s remorse. 

This couple wanted a one car garage, a basement, wood floors in every room, an open living concept, and a wooded backyard.

Okay, so what’s wrong with what they want?

Nothing…

Until the “family and friends”  started getting involved.

Here’s What They Heard:

  • A one car garage is not enough and you’re always going to wish you had at least 2.
  • Having a basement can result in flooding, humidity can cause mold and foundation issues can cause problems in a basement.
  • Wood floors in every room is not practical.  Start spilling liquids and dirt accumulation in the kitchen and your floors will never look the same.
  • Having an open living concept may look nice, but having no walls creates the entire living areas to look like a cluttered space.
  • Sure privacy with a wooded backyard is nice, but what happens if restrictions change and a big retail center is built right behind your house?
