55 and Over Communities in Ridge New York | There Are 3

 

The Glen, Leisure Knoll, and Leisure Village are all 55 and over communities located in Ridge, Long Island.

The Glen, the newest of the group was built in the late 1980’s through 2001.  There is a 24-hour gatehouse entry, clubhouse, outdoor pool, tennis courts, pickle ball, bocce, and greenery path, just to mention a few amenities.

Leisure Knoll was built in the early 80’s. It offers pool, clubhouse, tennis, dance hall and more. There are security patrols in the evenings until early morning. Most of the units are detached single-family homes.

Leisure Village is the older established community built in the 70’s.  The amenities are too many to mention, but one of them is the private 9-hole golf course.

The Greens 55+ 24 Hour Guard Gated Community in Melville New York

The Greens in Melville can be reached by The Long Island Expressway Exit 50 or The Northern State Parkway Exit 40S, near Route 110. You enter The Greens by the 2 security gates that monitor those who enter and exit the community, providing a secure environment for the residents. The main gatehouse is on Old South Path Road.

 

Opened in 2003, The Greens has a variety of Floor Plans combining Condos, Townhouses and Villas within the setting of a private Country Club. Positioned on approximately 400 rolling acres, The Greens at Half Hollow offers security, amenities and privacy within a carefree lifestyle community.

 

The Villas at The Greens in Melville are the largest units. They consist of semi-attached homes, both 2 story designs and ranch floor plans, with 2 or 3 bedrooms. All the Villas have 2 car garages, some have basements, and some have golf course views.

 

The Townhouses are 4-attached homes grouped together in a quad. The interior units have a 1 car garage, and the exterior Townhouses have a 2-car garage. Some of the Townhouses may have basements and elevators too. The primary bedrooms in the Townhouses are on the main level and there is an additional 1- or 2-bedroom, full bath and loft on the upper level.

 

The Condos are the most affordable units at The Greens at Half Hollow. They are upper or ground level units. These are 2 bedrooms with 1.5 baths or 2 full baths, and some upper units have a floor plan with a cozy additional space that is usually used as a small den or office. No garages for these Condo units, but there is ample parking for you and your guests.

 

The Greens in Melville Long Island has a spacious active Clubhouse which offers a fitness center, indoor pool, card rooms, media room, a restaurant, and the lounge area. There are social get-togethers and programs throughout the year. Outdoors there is the Olympic-size heated pool, the 4 tennis courts, walking path and the 18-hole executive golf course. The Greens requires a social membership fee, common charges and maintenance fees for the community, but golf membership is not mandatory. If you join golfing, there are additional membership and golfing fees.

What Is A Backup Offer?
On Long Island, a backup offer is an agreement made between a buyer and a seller, where the buyer agrees to purchase the property if the current sales contract falls through for any reason. Essentially, it is a Plan B for the seller in case the current deal does not work out.

Here are some key points to understand about Backup Offers:

  • Backup offers are made when the seller has already has an acceptable offer from a buyer but wants to have a backup plan in case the current deal falls through.
  • The backup offer is a legally binding agreement, and the buyer and seller must agree to its terms, just like any other contract.
  • If the current sale contract falls through for any reason, the seller has the option to accept the backup offer instead of putting the property back on the market.
  • The backup offer typically contains a contingency clause that allows the buyer to back out of the deal if certain conditions are not met, such as the appraisal coming in too low, or the buyer not being able to secure financing.
  • If the backup offer is accepted, the buyer typically has a set period of time to complete their due diligence, obtain financing, and close the sale, just like with any other real estate transaction.
  • If the current sale contract goes through as planned, the backup offer becomes null and void, and the backup buyer is released from their obligations under the contract.

Overall, backup offers are a way for buyers to position themselves to purchase a property that they may have missed out on initially and for sellers to have a fallback option if the current deal falls through.
