We know there are many reasons why a house can be empty before it goes on the market. The owner was transferred to another job in another state, someone may have passed away, the family may have had to put the owner in a facility, it may have been an investment property that they now want to sell, or maybe they just had to “skip” town real fast!
There are advantages to listing a vacant house. It’s an “easy show”. We don’t have to worry about showing times, disrupting family activities, Fido’s barking, or waking sleeping members of the household. We are willing to meet inspectors, appraisers, repairmen, etc. Another advantage is that buyers can usually move in quickly. We don’t have to worry about the sellers finding another a home to move to, or getting rid of years of “stuff” they have accumulated.
Nowadays there are so many ways reach the sellers by phone, text, email, WhatsApp, Messenger, Zoom, or whatever method or app that will be new on the horizon for communicating. Selling an unoccupied residence usually goes smoothly and is ready for the new buyer.
However, keep in mind that a vacant house needs attention too.
We will need to keep an eye on the house. We gather any newspapers or local ads, check to make sure there aren’t any leaks, make sure the lawn service is keeping the gardens mowed and trimmed, we keep the temperature in the house cool in the summer and warm in the winter. We also suggest to the owners to keep a lamp light on a timer, and if possible, have motion sensors on the outside so that the lights are on when someone is at the door.
