Code-gated community by Route 347. These are attached 2-Story and Ranch style units. Opened in 1988, some have garages, and all have backyard patios. There’s the clubhouse, pools, tennis, gym & ponds. A monthly common charge fee maintains the common areas, and snow is removed. This pet-friendly community has central air conditioning and electric heat.

Windcrest:

Code-gated homeowner’s association (PUD) community. It can be reached by Route 347 East to Terry Road. Opened in 2002, there’s a clubhouse, pool, tennis, gym, gazebo & social gatherings. With a monthly common charge fee, the lawns and the facilities are maintained, and snow is removed in this pet-friendly neighborhood.

Willow Ridge:

Homeowner’s Association Community by Jericho Turnpike (Route 25A) and St. Johnland. There is a clubhouse, pool & tennis, and pets are welcome. Opened in 1988, a monthly common charge fee maintains the common areas. These are attached units in groupings along Willow Ridge Drive with central air conditioning and gas heat.

The Regency:

Located off St Johnland and 25A next to the Willow Ridge community. Opened in 1991, there are no amenities in this Townhouse community, but it is a well-maintained neighborhood surrounded by Stone Gate Court. There is central air conditioning, gas heat, a garage, basements, and backyard patios. Pets are permitted here.

Willow Wood:

There are 2 communities in the Smithtown School District with the name Willow Wood. One is located between Townline & Terry Road. This community offers a pool, clubhouse, and gym. These are 2 two-story townhouses and some Ranch units. This is not a gated community, but there are attached 1-car garages. Merrimack and Monitor Road surrounds this pet-friendly neighborhood.

Opened in 1995 there’s another Willow Wood in the Smithtown School District (although situated on Plantation Dr in Hauppauge). These are 2 story Townhouses with bedrooms on the upper level. They have central air conditioning, gas heat, and 1 car attached garages. No amenities, but pets are permitted.

 

Stonebridge Estates:

24-hour guard-gated single-family home community surrounded by Stonebridge Golf Links & Country Club. Although this neighborhood is located in Smithtown, it is within the Hauppauge School District. Opened in 2000, these are free-standing large homes with 2-car garages and full basements. Pets are welcome, and there is central air conditioning and gas heat. There is also a community pool and tennis.

Country Pointe Woods:

55 and over 24-hour guard-gated community with clubhouse, outdoor heated pool, and gym. These are townhomes and upper or lower-level units with an Open Floor Plan. The monthly fee includes landscaping and snow removal.

Country View Estates:

Situated on Gazebo Lane is a cozy condo neighborhood in the Heart of Smithtown for Adults 55 and over. There are no amenities, but a well-maintained community near Main Street. These are upper & ground-level units, that were opened in 2007, with central air conditioning and gas heat. Each has 2 bedrooms and 2 baths. No garages here, but 1 parking space is allocated for each owner in this pet-friendly neighborhood.

Country Pointe North:

Nestled by Browns Road by Route 347 located in Smithtown NY is a 24-hour guard gated community. There are 2 floor plans. The end units have the Master Bedroom on the Main level and 2 car garages. Country Pointe:

Located in Riverhead Long Island, Sunken Pond Estates, Saddle Lakes and Stoneleigh Woods can be reached from the Long Island Expressway Exit 73 heading towards County Road 58. A left on Mill and right on Middle will get you to these 3 Over 55 Communities.

 

Sunken Pond – Opened in 2005, Sunken Ponds includes a clubhouse, cozy gym, pool, card room, and bocci.  Included in the common charges is the lawn maintenance and snow removal at this pet friendly community. The neighborhood is surrounded by the street names of Pebble Beach Path, Winged Foot Way, Augusta Alley, Baltusrol Blvd, Amen Corner, Carnoustie Ct, and St Andrews Avenue. The entry is secured by a remote gate system. There’s the Augusta ranch design, as well as The Maidstone Townhouse with the primary on the main level, and the Cyprus which is an upper unit. Floor Plans range from 1300 sq ft to 1800 sq ft. There is  central air conditioning and gas heat. Some of the condominiums also have basements.  

 

Saddle Lakes – Opened in 2000, this 24 hour guard-gated community is surrounded by Scenic Lakes Drive, Goose Neck Lane, Lakeview Ct and Adele Ct. There’s an active clubhouse with theatre, gym, cards, indoor and outdoor pool, tennis, bocci and walking path and is adjacent to Cherry Creek golf course. The lawns are maintained and snow is removed. A monthly fee is paid to the homeowner’s association. 

 

Stoneleigh Woods – Opened in 2009, there are 2 Floor Plans here. The Aspen are the end units with 2 bedrooms on the main level with a storage loft on the upper level. The Birch are the interior units with 1 bedroom on the 1st level and 1 bedroom and loft on the upper.

Reasons Why Your Offer Wasn’t Accepted

You think you have found the perfect house and want to make an offer. Your Realtor® discusses the price you want to offer, your terms and the moving date with you. The offer is presented and you think you are on your way to home ownership.

A few days later, your agent lets you know that the seller accepted another offer. Disappointed, you wonder what went wrong?

Here Are Some Reasons What May Have Gone Wrong…

The Amount Offered Was Too Low

We are experiencing a low inventory market. Even though it’s understandable that you want to get the best price possible, the competition is out there and others may be looking at the same criteria you are.  The seller is looking to get the highest price possible, in the least amount of time. In this type of market, it isn’t realistic to offer a low price. The seller most likely received a better offer.

Your Terms Had Too Many Contingencies

Besides the best price, other terms are taken into account. The fewer contingencies you have, the more attractive you are to the seller. Home inspection contingencies are expected, but if you need to sell another property first, and it’s contingent on that sale, you are likely to lose out. If you are determined to ask for certain conditions, your offer may be less attractive.

Your Closing Date Was Unacceptable

This can happen in 2 scenarios. Your Closing Date was too long, and the seller wanted or needed to sell sooner. Or, your Closing Date was too short and the homeowner needed extra time before moving. It’s all about accommodating the seller to make your offer the most appealing.

The Seller Received A Better Offer After Yours Was Presented

This too can happen. You and your agent may think you have the best price and best terms, but before the contracts are signed another buyer comes in with a better price. Remember, the home seller wants the most money for their home and more $$ can change their mind. This can happen even if you were the first offer submitted. It’s nothing personal.
