SOLD TOWNHOUSE AT BLUE RIDGE CONDOMNUM

Our investor buyer was looking for a home to fix and flip and we asked if he would be interested in a condo instead. He wasn’t sure he wanted to get involved with all the rules and regulations, plus the extra cost of HOA fees.

We showed it to him anyway, and he made a fair offer. However, there were many other offers. After lots of back and forth with negotiations, we were able to secure the most favorable deal for him, and he came out on top!

You can reach Hamlet at Wind Watch in Hauppauge by Exit 57 and The Long Island Expressway, left on Motor Parkway to the 2nd Entrance. Opened in 1998, Wind Watch offers the security of a 24-hour guard-gatehouse. A variety of Floor Plans was built at Wind Watch. Some are attached Villas where someone lives on either the ground level or upper level.  There are also detached Free-Standing Single Family Homes in this community.

Raise Your Hand If You Know The Difference Between A REALTOR® And A Real Estate Agent ~ 

While the terms “REALTOR” and “Real Estate Agent” are often used interchangeably, there is a subtle difference between the two:

→ REAL ESTATE AGENT

A Real Estate Agent is a professional who holds a license to assist clients in buying, selling, or renting properties. They have fulfilled the necessary requirements and obtained a state license to practice in the real estate industry.

→ REALTOR®

On the other hand, a REALTOR is a Real Estate Agent who is a member of the National Association of Realtors (NAR). They are bound by a strict code of ethics and are required to adhere to specific professional standards. The REALTOR® trademarks lets people know that you are more than just a real estate practitioner: you adhere to a strict Code of Ethics that protects clients, the public, and other real estate agents.

The Key Takeaway: The biggest distinction between a Real Estate Agent and a Realtor lies in their association membership and adherence to the code of ethics set by the NAR. A Real Estate Agent has obtained a state license to assist consumers in buying or selling properties. Smithtown, Long Island

Nestled in Smithtown Long Island, Windcrest is a private code-gated community, East of Terry Road and Route 347 North.

 

Opened in 2001, Windcrest features 2 Story residences in a serene setting. The community offers Clubhouse, Gym, Outdoor Pool and Tennis Courts. It’s close to local shopping, restaurants, shopping plazas, the Long Island Railroad Smithtown Station and Major Roadways.
