Wind Watch is located by Exit 57 and The Long Island Expressway. It offers the security of a 24 hour manned gatehouse, and is run by a Homeowner’s Association. Built in 1998, Wind Watch offers both attached villas, and detached single family homes totaling 228 units. Many of these homes have golf course views, and each has a small backyard patio.

Part of the common charges, but not within Wind Watch’s gates, there’s a clubhouse, pool, tennis courts, restaurant, pro-golf shop, and of course the golfing. The common charges maintain the community, and there is a social fee for the amenities. If you want golf membership at the golf course, there are additional fees with different membership packages available. If you are a student living at this all age community you can attend the Hauppauge School District #6.

There are two communities in The Smithtown Long Island School District with the name Willow Wood. Lawrence & Sheila Agranoff have been asked by potential buyers about these 2 communities, so here is our Community Profile for both neighborhoods:

The first Willow Wood is in Hauppauge Long Island and was opened in 1995. You can navigate to Route 347 and Mt. Pleasant Road to the entry at Plantation Drive.

These are all 2 story Townhouse floor plans. Each unit at this Willow Wood has central air conditioning, gas heat, attached 1 car garage and backyard patios. They are 2 bedroom 2 bath units, 2 bedroom 2.5 baths, and 3 bedrooms 2.5 Condos. 
There are no amenities at this well-maintained community of Willow Wood at Smithtown, but pets are welcome, and there is easy access to parkway, shopping and parks. 
Opened in 1995 through 1998, the 2nd Willow Wood is located between Townline Road and Terry Road in Smithtown. There are 2 roads that this Willow Wood is surrounded by which are Merrimack Road and Monitor Road.

This Smithtown Willow Wood Condo offers a pool, clubhouse, and exercise room. There were several floor plans built at this North Shore condominium which include the Applewood, Beechwood, Cedarwood, Dogwood, and Elmwood, ranging in size from 2 bedrooms 2 baths to 3 bedrooms 2.5 baths.  Besides the 2 Story Townhouse floor plan, there are also some Ranch style units also.

This is not a gated community but is nestled among neatly manicured landscaping and a relaxing Gazebo. No basements at Willow Wood, but there are attached 1 car garages.

Here’s a lovely community on Long Island that is not very common for our area. It’s a Single Family Home neighborhood called Summerfield Estates that we visited with an out-of-town potential buyer.

Summerfield Estates is located in Holtsville Long Island 11742. It’s a 24 hour guard-gated community that features Single Family Homes. This unique residential complex includes several distinctive home styles including Colonial, Victorian, Post Modern and Ranch Style Floor Plans.

Summerfield is easily reached by taking the Long Island Expressway to the North Ocean Avenue Exit and following it to the Summerfield Estates Gatehouse. Opened in 1997 on over 200 acres, these residences have gas heat, central air conditioning, a one or two car garage, basements and backyard patios. The homes were constructed with approximately 1,800 to over 3,000 sq ft and are positioned on approximately 1/4 acre of property and up. There are homes on Summerfield Drive, Blueberry Ridge Drive, Lavender Lane, Laurel Lane, Lilac Lane, Mayflower Lane, Willow Bend Lane, Hickory Hill, plus several other Courts on Cul-De-Sacs in the community.

There are amenities too at Summerfield Estates in Holtsville offering a clubhouse, pools, and tennis courts. Summerfield in Holtsville Long Island is served by The Sachem School District #5 including Lynwood Avenue Elementary, Sagamore Middle School and High School East.

There is a monthly common charge fee which goes towards fees for the roads, guard-house and facilities at Summerfield. Lawns have to be maintained by the individual homeowner’s, and snow is removed on the common roads only by the community.

The Coves is a 62 and over condominium community located in Melville Long Island easily reached by The Long Island Expressway Exit 49S.

The Coves was built in 2004 for active adults 62 and over. This gated community offers a clubhouse with social activities, a pool,  and exercise room. Although The Coves does not have any garages, it does have ample parking.  Each condo has 2 bedrooms and 2 baths on either the first or second level.
