Make Sure Your Curb Appeal Is Summer Ready

Summer is the time of year to show-off your homes exterior. You want potential buyers to smile as they pull up to your house. Keep the lawn lush,  flowers blooming and yard well-maintained. By adding some potted plants and cleaning your flower beds, buyers will see how attractive your home is from the outside, and will look forward to seeing the inside.

Backyards Are Important Too

You may not have a backyard patio kitchen like the one above, but keeping the yard in the back as nice as your front curb appeal will keep the interest of your home in a buyers mind.  Outdoor space is important.  They will be thinking about the memories of summertime fun they will be making when its theirs.

You Want The Inside As Nice As The Outside Too

Summertime home buyers want to see an uncluttered space. Keep the smiles going as they tour the inside of your home as they imagine their own furnishings in it. Does Melville New York Have Gated Communities?

Villages West Melville Long Island was opened in 2006 with a 24 hour security gatehouse by its entrance at McGovern Drive. Villages West is a Homeowners Association community and a Condo community. It offers clubhouse, pool, tennis, play area and walking path. It is comprised of single family homes, attached and semi-attached Townhouses, semi-attached Ranch styles, and attached Condos in groupings. The common charges include maintaining the common areas, but homeowner’s are responsible for their own lawn care.

 

 

Northgate in Melville is a Homeowner’s Association community with 24 hour security at the gatehouse entry. Built in 1982 near Route 110, these are attached Townhouse units with a garage. Northgate offers a clubhouse, pool, tennis and play area. You can reach this community from The Long Island Expressway Exit 49 South to Old Walt Whitman Road and to the Entry Gate. A monthly common charge fee includes lawn care and snow removal.

 

The Villas at Melville is a Townhouse community with a 24 hour attended gatehouse on the same road as Northgate. Located on Old Walt Whitman Road near the business and shopping district of Route 110 and Exit 49S by The Long Island Expressway. Built in 1986, there is a clubhouse, outdoor pool, tennis courts, and play area. All are attached Townhouses with a garage and full basement.

 

The Coves is a 62 and over active adult condo community located in Melville Long Island. Built in 2004, this 62+ active senior condo can be reached by Exit 49S by The Long Island Expressway and a little distance past The Villas and a right on Park Ave. It offers clubhouse, pool, gym and social activities. These are all attached units with no garages. The community features ground level and upper level 2 bedroom 2 bath floor plans.

 

The Greens in Melville is an active 55 and over adult community that can be reached by the Long Island Expressway Exit 50 or the Northern State Parkway Exit 41. Opened in 2003, The Greens in Melville is a gated community featuring 24 hour security. There is a variety of housing styles including the Villas which are semi-attached Homes, the Townhouses is attached by groupings of 4, and the Condos are all attached units on either the upper or ground level. It offers many amenities and activities including the clubhouse, pools, tennis, clubs, gym, golf for an extra fee, restaurant and social activities.

 

Country Pointe At Melville is a gated community with 193 detached Single Family Homes along with attached Townhouses. Built in 1997, it is convenient to Route 110 shopping and the business district. This is a 24 hour guard gated community and includes clubhouse, pool, tennis courts, gym, basketball, and play area. Monthly common charges include lawn maintenance and snow removal.

 

 

The Villages at Huntington is actually situated in Melville Long Island by Route 110 and Old Country Road. This guard gated community combines Single Family Homes and also semi-attached Townhouses. There are pools, tennis, sports and play areas. Lawn maintenance is NOT included in the monthly fees.

 

 

Legends At Melville is a luxury single family home community guarded by a 24 hour gatehouse. Opened in 2002 off Old East Neck Road, Legends is situated around Legends Circle. This Upscale community includes Colonial, Traditional and Post Modern style large homes. The community has a clubhouse, pool, tennis and gym.

 

The Club is a guard-gated 55 and over active adult community. It offers clubhouse,               outdoor pool and fitness center, card room and billiards. There are no garages here, but ample parking space. The units here are situated in three-story buildings, each with elevator access (there are some exceptions). These residences have two bedrooms and two baths.

 

Sweet Hollow Farms are single family homes surrounded by Old Bridge Ct. These are Post Modern homes situated on approximately 1 acre with a code gated system at the entry of this neighborhood. You can navigate to this Cul-De-Sac by taking the Northern State Parkway Exit Round Swamp Road, turn right and then left at Old Country Road to Gate.

 

Formerly known as Sweet Hollow, Melville Long Island has an abundance of stores, businesses and restaurants. It is served by the Top-Rated Half Hollow Hills School District #5.  Melville New York in Zip Code 11747 is the first Hamlet in Suffolk County, East of The Long Island Expressway from Nassau County.

The Knolls of Glen Head New York in Zip Code 11545 is a Code Gated Co-op community in Nassau County NY.  You can reach The Knolls by taking The Long Island Expressway to Exit 39 N, Glen Cove Road. Approximately 4 Miles (Past 25 A) turn left to The Knolls Gate. This is a non-age restricted Co-op community and is served by the North Shore School District #1.
Opened in 1987, The Knolls at Glen Head is surrounded by street names of The Glen and The Circle. At The Knolls you will find a variety type of residences, all attached. There are upper and lower floor plans, and 2 Story Townhouse units, with 2, 3, and 4 bedrooms when available. They feature central air conditioning and gas heat. Some units have a 1 or 2 car garage.  There is a monthly maintenance fee that takes care of the common grounds, and also taxes are included.  No pets permitted here, and there are no amenities.

The Best Price May Not Mean The Best Offer

 

 

Just Because It’s The Highest Price Doesn’t Mean It’s The Best Offer…
  • The best offer may be an offer where the buyer has nothing to sell and can move right away.

 

  • The best offer may be a cash offer with no waiting time for a mortgage commitment.
  • The best offer may be from someone the seller feels comfortable who will take care of the house and keep the neighborhood values strong.
  • The best offer may be terms and conditions that are more favorable for you, the seller.

Ultimately this decision comes down to what price you as the seller is willing to accept, and how much risk you are willing to take. Will the house appraise for the higher price?  The price and/or conditions is only determined by what a buyer is willing to pay for your house at a particular moment in time.

Although the highest offer may seem great, there may be terms and conditions that are not in the best interest of the seller. Take the time to discuss all the factors involved in the offer and not just the price.
