Water Pointe At Oakdale Shores are Single Family Homes in a homeowners association community in Zip Code 11769 on Long Island’s South Shore.

This Suffolk County Water View home community consists of only 18 homes surrounded by 3 roads; Fairwind Ct, Ebbtide Ct and Wateredge Ct.  Water Pointe offers its owners a deeded boat slip (can fit approx. 42 ft boat) private marina, community pool and tennis court. Homeowners are responsible for their own structures which includes their roof, siding, driveways, etc, but the association is responsible for the lawns and snow removal.

Opend in 1994, there are Colonial and Contemporary style homes. Each home has central air conditioning and gas heat and an attached 2 car garage. Some homes have basement.

Water Pointe is only a 6 minute boat ride to Fire Island. The area is served by Connetquot School District #7.

Long Island Home Inspections Should Be Mandatory

As Long Island Premier Realtors® we often get this question: “Why do we need a Long Island home inspection?”

 

First, on an average Long Island home or condo, the cost is usually only a few hundred dollars. That’s a very small price to pay when considering the cost of the home.

The home may seem like it is in good condition or may be renovated, but a home inspection can find hidden concerns that may be lurking underneath.

We always advise our clients to hire a licensed Long Island home inspector before they sign the contracts. Some of the details the inspector should check are the plumbing, electrical, heating and air condition systems. The foundation, structure, roof, appliances, water pressure, windows, doors, and take a look in the attic, and more.

The inspector should give you a detailed report of his finds…good and bad, and usually provide photos of the areas of concern. If major items are found to be incorrect, the seller has the option of repairing them before closing or give the buyer a discount. On Long Island the buyer usually has the inspection 3-5 days after the offer has been accepted. If all is looks good, then a contract is signed within 10 days of the inspection.

Our advice?

It’s a small price to pay so always have a home inspection when purchasing a Long Island home!

What Can You Tell Me About St. James?

St  James Long Island is a designated unincorporated hamlet in Suffolk County New York in Zip Code 11780, where the old co-exists with the new. Primarily farmland until the arrival of the Long Island Railroad in 1873 which allowed for easy access to New York City. The Railroad Station is located on Lake Avenue and 2nd Street, South of Route 25A and North of Route 25. The commute to Manhattan is approximately a 90-minute train ride, or you can drive 15 minutes to the Ronkonkoma Station for express trains, which make rush-hour runs in just over an hour.
