Long Island Home Buyer Wants To Know Why Their Offer Wasn’t Accepted

Reasons Why Your Offer Wasn’t Accepted

You think you have found the perfect house and want to make an offer. Your Realtor® discusses the price you want to offer, your terms and the moving date with you. The offer is presented and you think you are on your way to home ownership.

A few days later, your agent lets you know that the seller accepted another offer. Disappointed, you wonder what went wrong?

Here Are Some Reasons What May Have Gone Wrong…

The Amount Offered Was Too Low

We are experiencing a low inventory market. Even though it’s understandable that you want to get the best price possible, the competition is out there and others may be looking at the same criteria you are.  The seller is looking to get the highest price possible, in the least amount of time. In this type of market, it isn’t realistic to offer a low price. The seller most likely received a better offer.

Your Terms Had Too Many Contingencies

Besides the best price, other terms are taken into account. The fewer contingencies you have, the more attractive you are to the seller. Home inspection contingencies are expected, but if you need to sell another property first, and it’s contingent on that sale, you are likely to lose out. If you are determined to ask for certain conditions, your offer may be less attractive.

Your Closing Date Was Unacceptable

This can happen in 2 scenarios. Your Closing Date was too long, and the seller wanted or needed to sell sooner. Or, your Closing Date was too short and the homeowner needed extra time before moving. It’s all about accommodating the seller to make your offer the most appealing.

The Seller Received A Better Offer After Yours Was Presented

This too can happen. You and your agent may think you have the best price and best terms, but before the contracts are signed another buyer comes in with a better price. Remember, the home seller wants the most money for their home and more $$ can change their mind. This can happen even if you were the first offer submitted. It’s nothing personal. The seller has the right to accept other offers.

The Glen is a Fifty Five and Over community at Ridge Long Island, in Suffolk County New York.

 

Opened in the late 1980’s with semi-attached units, and again in 2000 with single family homes (detached), The Glen is a 24 hour Guard-Gated 55+ community.

 

This neighborhood can be reached by The Long Island Expressway Exit #68N William Floyd Parkway to Whiskey Road and a right on Randall.

 

There are many amenities at The Glen in Ridge New York. There’s the beautiful 15,000 sq ft clubhouse, the Olympic size outdoor pool, tennis courts, pickle ball, bocce, shuffleboard, horseshoes, and the mile long Paseo Path. Inside the clubhouse there are social events, the large auditorium, greenery room, many clubs, gym, library, music room, card room, sewing room, billiard room and pottery.

 

At The Glen the lawns are maintained and the snow is removed.  Basic Cable TV is included in the monthly maintenance fee. The structures are both semi-attached and detached, each with an attached 1 or 2 car garage, central air conditioning and gas heat.  Some units have sun-rooms, and all have a fire-medical alert system.  These are ALL Ranch style units with mostly 2 bedrooms and 2 full baths.  When you purchase a residence at The Glen, there is a non-refundable entrance fee.  The structures here range in size from 1,140 to 1,685 sq ft.
