What makes one 55 and over community more desirable than another?
As Long Island’s Premier 55 and over specialists, LAWRENCE AND SHEILA AGRANOFF do not have an average customer who is looking to purchase in a 55 and over active adult community.
While we can’t speak for the rest of the country, the criteria in Nassau and Suffolk County Long Island is not specific as to what makes one 55 and over community more desirable than the next, or what all our customers are looking for.
While many buyers interested in a 55 and over community on Long Island express a desire for activities, others only interest is to downsize.
Some communities are guard gated, have a clubhouse, resort style pools, gyms, clubs, card games, billiards, library, arts and crafts, woodworking shops, bocci, tennis, shuffleboard, walking paths, and more.
Others may not be gated, and may only have a few activities, while there are some that don’t have any amenities at all.
While some active adults may value a larger community, others may want a smaller environment. If you ask a potential buyer who is looking at a large community why the community is more desirable, they may discuss how a larger number of residents can increase the participation in activities, clubs, shows, and social gatherings. On the other hand, a purchaser in a smaller community might conclude the benefits of knowing all their neighbors and a greater sense of community is more important to them and that’ what they are looking for.
However, there are those buyers looking at 55+ communities here on Long Island who are looking first for a lifestyle, and then second for the perfect house. And, then there are those where the price and the taxes may be their biggest concern.
Some looking to purchase in a 55 and over community only want a fairly new place. The reason for this is that they want to be with younger 55+ active adults. On occasion, we have taken customers and clients to communities that fit their criteria only to drive around the community or enter the club house and hear “we are too young to be here.” At this point, a potential buyer may increase their price range so they can be in a newer community.
On Long Island there are modest condos for 55 and over active adults, to luxurious golf course settings. Within these communities you can find a variety of housing choices where you can enjoy a busy active lifestyle, a quiet and independent retirement, or remain working while the lawns are maintained and the snow is removed for you.
