The Greens at Half Hollow in Melville New York 11747 is a fine example of a 55 and Over Active Adult Community on Long Island’s North Shore in Suffolk County NY.

The Greens in Melville can be reached by The Long Island Expressway Exit 50 or The Northern State Parkway Exit 40S, near Route 110.  You can enter The Greens by the 2 security gates that monitor those who enter and exit the community, providing a secure environment for the residents. The main gatehouse is on Old South Path Road. Realtors Lawrence & Sheila have been showing this inviting community to potential buyers and they liked all this 55+ community has to offer.

The Condos are the most affordable units at The Greens at Half Hollow. They are upper or ground level units. These are 2 bedrooms with 1.5 baths or 2 full baths, and some upper units have a floor plan with a cozy additional space that is usually used as a small den or office. No garages for these Condo units, but there is ample parking for you and your guests.

Located on The South Shore of Long Island is an active 55 and over retirement community in Moriches New York.

The Waterways in Suffolk County Long Island is for 55 and over active adults and is situated by Montauk Highway.  You enter at Bay Pointe Drive to the 24 hour guard gate booth.  Built in 1985 and then again in 1999, there are several different designs that are available in the resales here.  Some may be either attached upper or lower units, some are in quads, and when available some ranch.  There are no 2 story townhouses here, but there are 1 and 2 car garages.

All units have central air conditioning and gas heat and there are beautiful ponds throughout the community.  At the Waterways there are many amenities including the clubhouse, the outdoor heated pool, tennis courts, gym, card rooms, and the marina. When available, there are boat slips at an extra fee.

This is really 3 communities using the same 24 hour security gatehouse. There’s High Point, The Summit I and Summit II. All three use the same entry near Powerhouse Road. High Point is the units at the first level as you drive into the community, and The Summit 1 and 2 are up the hill. Summit II is also called The Mansion.

Located by Exit 37 N Willis Avenue by The Long Island Expressway, The Summit at High Point condominium is close to all major roadways and upscale shopping.

High Pointe and The Summit were built in the 1980’s and 90’s.  Students living here can attend the Roslyn School District #3. Pets are welcomed in the community. When checking public records for the year 2008, there were sales at High Point between $920,000 to $935,000.
