Country Woods in St. James Long Island is comprised of Single Family Homes, with an electronic gate for privacy at it’s entrance.  At this North Shore location, Country Woods has a monthly maintenance fee which is applied to the cost of the gate and the roads. Hidden Ponds in Smithtown is a code-gated community located by Route 347. These are Townhouse and Ranch style units that opened in 1988. They are attached in groupings. It offers clubhouse, pools, tennis, gym. There are lovely ponds throughout the community. A monthly common charge maintains the lawns and common areas and facilities, and snow is shoveled.

Willow Ridge At Smithtown Long Island is a homeowner’s association community located by Jericho Turnpike Route 25A and St. Johnland. There is a cozy clubhouse, pool and tennis. Opened in 1988 with 4 floor plans. A monthly common charge maintains the common areas of the community. These are attached units in groupings along Willow Ridge Drive. This is a non-gated community.

The Regency is located by St Johnland and 25A next to the Willow Ridge community. Opened in 1991, there are no amenities at this Townhouse community, but it is a well-maintained neighborhood surrounded by Stone Gate Court. There is central air conditioning, gas heat, garage, basements and back yard patios. This community is non-gated.

Windcrest at Smithtown is a code-gated homeowner’s association (PUD) community located in Suffolk County Long Island. Windcrest can be reached by Route 347 East to Terry Road and make a right into the community. Opened in 2002, it offers clubhouse, pool, tennis, gym, gazebo and social gatherings. A monthly common charge maintains the lawns and facilities and snow is shoveled.

Stonebridge Estates is a 24 Hour guard-gated single family home community by Route 347, surrounded by Stonebridge Golf Links & Country Club. Although this neighborhood is located in Smithtown, it is within the Hauppauge School District #6. Opened in 2000, these are free standing large homes with 2 car garages and full basements. There are Colonial and Ranch style designs. This neighborhood is situated West of Route 345. There is a cozy cabana, pool and tennis and a monthly common charge fee.

Country View Estates on Gazebo Lane is a condo development in the Heart of Smithtown for Adults 55 and over. There are no amenities here, just a well-maintained community near Main Street, the Long Island Railroad, plenty of shopping, restaurants and more. These are upper and ground level units, that was opened in 2007, with basement in the lower unit. Each unit has 2 bedrooms and 2 baths. No garages here, but 1 parking space is allocated for each owner. Common charge per month takes care of the lawns and snow removal. A non-gated neighborhood.

Country Pointe by Middle Country Road is close to the Smith Haven Mall. The Woods At Smithtown is a condo community in the Smithtown School District but located in Nesconset Long Island off Rosevale Avenue. There’s a cozy cabana, pool and tennis. This is a non-gated community.

Long Island Millennial Home Buyers Want These Features

 

As Long Island Premier Realtors, we have been working with Millennial home buyers and are familiar with what features they are looking for in their homes. Here’s what they are telling Larry & Sheila what they want:

OPEN FLOOR SPACE

The Number One item Millennial’s are asking Lawrence & Sheila Agranoff for is Open Floor Space. Less walls and more open concept is what they want. They would like the entertaining space with maximum flow throughout their home without the need for 4 walls with separate spaces. Yes, walls are coming down.

MOVE-IN READY HOMES

Millennial’s are on the go. They don’t want to spend the time redoing a living space. They are not looking for decorating or repair allowances. With their many interests, they have minimal time to fix a place to their liking. Turn-key with little or no work is what they are looking for. They want it done!

LARGE KITCHENS

Large kitchens are being asked for. They like the openness of everyone gathering around a large kitchen island and an open flow throughout. Today’s kitchen is more of the hangout room like yesterday’s living rooms used to be.

SMART HOMES

Millennial’s definitely want their Open Spaces to have enough features to include all their technology tools. Smart-Home features is sure to please them. If they can use their smart phones anywhere they are to connect to their devises, it’s a bonus and it is what they are looking for.

HOME OFFICE

 

The need for a Dining Room is out for these buyers, and more casual spaces is to their liking. They would rather use that extra space for a Home Office and have all their techie tools close at hand.

 

OUTDOOR SPACE

This generation seems to be looking for less outdoor space than previous generations. A smaller patio area is being requested rather than a large yard that has to be maintained. They are too busy on-line, and want to spend their extra time on social media…not having to mow the lawn, weed, and work in the yard.

 

Bottom Line: They also tell us that they probably will not stay in their house long-term. They are living in the now. It’s fair to say that not every Millennial is asking for the above, but from what we have seen, these characteristics have been what we have been experiencing while working with this generation.
