The Greens in Melville Long Island is a 55+ active adult community.

You can reach this community by The Long Island Expressway Exit 50 or The Northern State Parkway Exit 40S, near Route 110. You enter The Greens by the 2 security gates that monitor those who enter and exit the community, providing a secure environment for the residents. The main gatehouse is on Old South Path Road.

 

Opened in 2003, The Greens has a variety of Floor Plans combining Condos, Townhouses and Villas within the setting of a private Country Club, when available. Positioned on approximately 400 rolling acres, The Greens At Half Hollow offers security, amenities and privacy within a carefree lifestyle community.

 

The Villas at The Greens in Melville are at the higher price structures for the community and are the largest. They consist of semi-attached homes, both 2 story designs and ranch floor plans, with 2 or 3 bedrooms. All the Villas have 2 car garages, some have basements, and some have golf course views.

 

The Townhouses are 4-attached homes grouped together in a quad. The interior units have a 1 car garage, and the exterior Townhouses have a 2 car garage. Some of the Townhouses may have basements and elevators too. The master bedrooms in the Townhouses are on the main level and there is an additional 1 or 2 bedroom, full bath and loft on the upper level.

 

The Condos are the most affordable units at The Greens at Half Hollow. They are upper or ground level units. These are 2 bedrooms with 1.5 baths or 2 full baths, and some upper units have a floor plan with a cozy additional space that is usually used as a small den or office. No garages for these Condo units, but there is ample parking for you and your guests.

 

The Greens in Melville Long Island has a spacious active Clubhouse which offers a fitness center, indoor pool, card rooms, media room, a restaurant, and the lounge area. There are social get-togethers and programs throughout the year. Outdoors there is the Olympic-size heated pool, the 4 tennis courts, walking path and the 18-hole executive golf course. The Greens requires a social membership fee, common charges and maintenance fees for the community, but golf membership is not mandatory. St. James Long Island is located near the Villages of Nissequogue and Head Of Harbor.  This area was one of the earliest settlements in the Town of Smithtown.  Most of the larger homes are North of Route 25A and bordering the Nissequogue River.  More modest homes are situated near the shopping district by Lake Avenue. For active seniors that are 55 and over, there is Fairfield at St. James, a condominium community with an active clubhouse, pools, tennis courts, walking path and many clubs, and a Co-op community known as Kensington Gardens. There are two Single Family Home Gated communities. One has a 24 hour security guard and the other one has a code-gated system. Most of the area is a suburban North Shore community with individual home sites.

St James is situated on The North Shore of Long Island within The Smithtown School District #1.  The Smithtown School District has several Elementary Schools, 3 Middle Schools and 2 High Schools. For more information on this School District, the general information number is 631-382-2000.

Before you decide which Long Island house to buy, first think about your lifestyle, your budget, your must-haves and your wish list. Finding the right Long Island residence involves striking a balance with your needs, and the reality of what the housing market looks like.

When preparing your wish list, keep in mind your current housing criteria and what you may need in a few years from now. Is this a permanent move? Is this a starter-home? Is this a home you are buying because it’s close to work?

This will be your place so decide what will be most important to you. Do you need to be near transportation, close to schools, near shopping? Do you have enough land to enjoy gardening?  Are there recreational activities nearby that you enjoy?  Is it close to the things you care about?

What type of home do you want? Do you want a Long Island Condo, or a Single Family Home? Would you like a new home or an older one?

Where Are The Condos In Smithtown Long Island?

That’s the question Lawrence & Sheila Agranoff were asked by potential buyers. Here is our list of Condos and Townhouses in Smithtown Long Island 11787:

 

Hidden Ponds in Smithtown is a code-gated community located by Route 347. These are Townhouse and Ranch style units that was opened in 1988. They are attached in groupings. There’s a clubhouse, pools, tennis, gym & ponds throughout the community. A monthly common charge maintains the common areas, and snow is shoveled.

 

Willow Ridge At Smithtown Long Island is a homeowner’s association community located by Jericho Turnpike Route 25A and St. Johnland. There is a clubhouse, pool & tennis. Opened in 1988  a monthly common charge maintains the common areas. These are attached units in groupings along Willow Ridge Drive.

 

The Regency is located by St Johnland and 25A next to the Willow Ridge community. Opened in 1991, there are no amenities at this Townhouse community, but it is a well-maintained neighborhood surrounded by Stone Gate Court. There is central air conditioning, gas heat, garage, basements and back yard patios.

 

Windcrest at Smithtown is a code-gated homeowners association (Pud) All- Age community. It offers clubhouse, pool and tennis. These are attached 3 Story units, with basements. It is situated off Route 347.

 

Willow Wood in Smithtown Long Island is located between Townline & Terry Road. It offers a pool, clubhouse & gym. There are 2 Story Townhouses & some Ranch units. This is not a gated community but there are attached 1 car garage, and some 2 car garages.

Opened in 1995 there’s another Willow Wood. Situated by Rte 347 to Mt. Pleasant Road to the entry at Plantation Dr. which is in Hauppauge, but Smithtown Schools.These are 2 story Townhouses with bedrooms on the upper level. They have central air conditioning, gas heat & 1 car attached garages. No amenities.

 

Stonebridge Estates is a 24 Hour guard gated single family home community surrounded by Stonebridge Golf Links & Country Club. Although this neighborhood is located in Smithtown, it is within the Hauppauge School District #6. Opened in 2000, these are free standing large homes with 2 car garages & basements.

 

Country View Estates on Gazebo Lane is a condo neighorhood in the Heart of Smithtown for Adults 55+. There are no amenities, just a well-maintained community near Main Street. These are upper & ground level units, that was opened in 2007. Each has 2 bedrooms & 2 baths. No garages, but 1 parking space is allocated for each owner.

 

 Country Pointe Woods at Smithtown is a 24 hour guard-gated 55+  community. It offers clubhouse, heated outdoor pool, gym, lawns  maintained and snow removed.

 

Condos in Nesconset but situated in the Smithtown School District #1 are:

Country Pointe North at Browns Road by Route 347 located in Smithtown NY is a 24 hour guard gated community. There are 2 floor plans. The end units have Master Bedroom on Main level and 2 car garage. The interior units have all bedrooms on upper level and a 1 car garage. These units have basements. Amenities include clubhouse, pool, tennis, and gym.

Country Pointe by Middle Country Road is close to the Smith Haven Mall. Also a 24 hour guard gated community. There are several floor plans including upper and ground level condos, 2 story duplex units, Ranch designs and End units with Master Bedrooms on main level. Some of the units have garages. There is a clubhouse, pool, tennis, gym.

The Woods At Smithtown is a condo community in the Smithtown School District but located in Nesconset Long Island off Rosevale Avenue. There’s a cozy cabana, pool and tennis.

There are also 3 Co-op communities in Smithtown: Sherbrook, Tanglewood and Smithwood.

Ridge New York 55+ Condos

Leisure Glen, Leisure Knoll, and Leisure Village are all located in Ridge New York in Suffolk County Long Island. You can reach these 55 and over active adult communities by taking the Long Island Expressway to Exit 68N.

 

Leisure Glen was built in the late 1980’s and has the largest clubhouse of these 3 communities. There is an impressive 24 hour gatehouse, pool, tennis courts, clubs, activities, and the mile long Paeso walking path. Most of the homes at Leisure Glen are semi-attached, but there is also a section of free-standing single family homes here. 

 

Leisure Knoll was established in 1972. It offers a clubhouse and craft building, pool, tennis, billiard room, library, and many clubs. Leisure Knoll has security patrol evening until early morning. Most of the homes are stand alone single family units, but there are some that are semi-attached units.  

 

Leisure Village was built in the 1970’s.  The amenities at Leisure Village include the community center, the pool, a 24 hour gatehouse, and a private 9 hole golf course, and many activities to keep you busy throughout the year.
