Long Island Real Estate:We Are Ready To Move, Should We Sell Our Home Now?

Should We Sell Our Home Now is a question we get from many sellers.

The answer is YES, and here are the Top 10 reasons why you should sell your house NOW!

1. Inventory levels are lower this time of the year making your house available for more buyers to see.

2. Historically there are more corporate moves during the beginning of the year than at any other time of year.

3.  Every year there is an increase of inventory in the Spring months so the competition is greater.

4. We know where the competition is priced now, and we don’t know where they will be priced later in the year.

5. By putting your residence on the market during the winter months you may be able to more easily target your own moving goals.

6. The buyers looking this time of the year are typically real buyers and more motivated to purchase.

7. Interest rates now make it an attractive time to buy.

8. We are seeing many buyers in the market today and during the warmer months there are more planned outdoor activities instead of house hunting.

9. Serious sellers are on the market now that may need to sell, so buyers are out looking for that special home!

10. Even though home prices will eventually appreciate, there is no telling how long it will take to get back to where (or if) they once were.

If you are considering to sell your current house on Long Island, get the information specific to your neighborhood to know exactly what to expect in today’s market.

Nassau And Suffolk County Long Island:Has Your Home Been Sitting On The Market Too Long?

Has Your Home Been Sitting on the Market Too Long?

It’s not unusual for homes to remain on the marketthese days.

Since there’s a large surplus of homes on the market, it’s considered a buyer’s market.  The good buyers are out looking, but they are looking for the best deal they can get or they will choose another property.

If your home has been sitting on the market and you have received NO offers , or  if you’ve received only low-ball offers, there might be a few things you can do to get an edge on the competition and get yours sold.

Here are 5 reasons why your home may not have sold…

1. Over Market Value:  Most sellers want their homes to sell right away, and want to get as much as they possibly can get for it.  They don’t want to continue keeping it on the market and continue to get it ready to show on a daily basis.  It’s so exhausting!  We all want top dollar for our properties, but the reality is you may have to reconsider your pricing. If you price your home to entice a buyer’s interest, your house may sell  faster. Hanging onto a price doesn’t work!

2. Showings: Although it’s tiresome to continue to keep your home ready to show on a daily basis, it has to be easily available to buyers.  It has to be seen at different times of the day to get as many buyers as possible to your front door.

3. Curb Appeal: Buyers want something to catch their eye when they first see your home from the outside. How the lawn, the garden and even the front door looks will give a buyer a reason to want to see more. Give them a reason to come in and buy!

 4. Clean, Clean And Then Clean Again: It’s hard work to keep your home in model condition everyday, but dirty dishes in the sink, clothes scattered around the floors and cluttered bathrooms is a sure way to turn off buyers.  De-clutter your home. Pack any un-needed personal items. You’re going to have to pack them away eventually. As important as curb appeal is, interior appearance is more important. Keep each room simple and clean. Less is more in interior decorating!.

4. Fix What Has To Be Fixed Now: All those un-finished projects should have been completed before putting your home on the market. A buyer who may be somewhat interested in your place, will deduct its value from little things that they see may be needed to complete. Don’t give them the opportunity to find those unfinished projects.

5. Marketing Of Your Property: The Marketing of your Property is of supreme importance. Online exposure is HUGE now!  Buyers start their search on the internet, so it’s important that your Agent be found on the web first, and that the description is listed correctly and there are photos of the exterior and interior of your home.

Suffolk County And Nassau County Long Island:What Makes A 55 And Over Active Community More Desirable?

What makes one 55 and over community more desirable than another?

As Long Island’s Premier 55 and over specialists, LAWRENCE AND SHEILA AGRANOFF do not have an average customer who is looking to purchase in a 55 and over active adult community

While we can’t speak for the rest of the country, the criteria in Nassau and Suffolk County Long Island is not specific as to what makes one 55 and over community more desirable than the next, or what all our customers are looking for.

While many buyers interested in a 55 and over community on Long Island express a desire for activities, others only interest is to downsize.

Some communities are guard gated, have a clubhouse, resort style pools,  gyms, clubs, card games, billiards, library, arts and crafts, woodworking shops, bocci, tennis, shuffleboard, walking paths, and more.

Others may not be gated, and may only have a few activities, while there are some that don’t have any amenities at all.

While some active adults may value a larger community, others may want a smaller environment.  If you ask a potential buyer who is looking at a large community why the community is more desirable, they may discuss how a larger number of residents can increase the participation in activities, clubs, shows, and social gatherings.  On the other hand, a purchaser in a smaller community might conclude the benefits of knowing all their neighbors and a greater sense of community is more important to them and that’ what they are looking for.

However, there are those buyers looking at  55+ communities here on Long Island who are looking first for a lifestyle,  and then second for the perfect house.  And, then there are those where the price and the taxes may be their biggest concern.

Some looking to purchase in a 55 and over community only want a fairly new place.  The reason for this is that they want to be with younger 55+ active adults.  On occasion, we have taken customers and clients to communities that fit their criteria only to drive around the community or enter the club house and hear “we are too young to be here.”   At this point, a potential buyer may increase their price range so they can be in a newer community.

On Long Island there are modest condos for 55 and over active adults, to luxurious golf course settings.  Within these communities you can find a variety of housing choices where you can enjoy a busy active lifestyle, a quiet and independent retirement, or remain working while the lawns are maintained and the snow is removed for you.

So, what makes a 55 and over active community more desirable here on Long Island?

It depends on each situation, each buyer, each set of needs and desires.

LAWRENCE & SHEILA AGRANOFF are familiar with all the 55 and over active adult communities on the North Shore and South Shore of Long Island. Call us at our Cell: 631-805-4400 so we can sell you or a family member the leisure lifestyle they are looking for and now deserve.  After-all, doesn’t life begin at 55?
